The entrance of the property has 2 sets of stairs one from out to the main door and another from inside to the check in lobby. Approximately 10 steps on each level . If you are bringing a larger bag or suite case only way for a person with limited ability to carry is getting help from someone . There is no one to help in the hotel you can find or expect . We went to eat dinner since no other restaurant near by . The waitress was rude to say you need to wait we are busy . But she never took time to come and get us . First day the good we order was wrong, however they change the order on request but end up paying for both dishes .

The hotel was okay, but the steps to get into the reception are a problem. At no time did the staff offer to help with bags. The food in the restaurant is great and the staff friendly and knowledgeable.

Pros: Hotel was nice, very clean, comfortable room and bed, good breakfast. Cons: Hotel staff not very welcoming or overly friendly. All activities (swimming, exercise facilities) are an extra charge! I have never stayed at a hotel where I've had to pay extra for these amenities. There is a restaurant but it is not open for lunch and doesn't open for dinner until 7:30 pm. The outside grounds are in need of care. It could be beautiful, but the plants and shrubs are neglected, in need of trimming and watering. There is absolutely nothing nearby to do, not even a nice neighborhood to take a walk. It is very remote from all the tourist areas in Rome. It is a half-hour cab ride to the Colosseum and Trevi Fountain. If you are just looking for a relaxing place to rest it would suit your needs. It is very quiet. I personally would not stay here again.

It’s old and in need of a big renovation. Furniture in room were all sticky. The bathroom small and water stains everywhere. Bed and pillows were hard and towels stained. The walls are so thin that I could hear everything. You have to pay for the pool as it is not part of the Hotel. You also had to pay 10 Euro to use the gym. The breakfast was good but with 3 coffee machines only 1 was working. The surrounding area was pretty and you can walk to shops and restaurant. Lots of stairs you have to get your luggage up and down and there is nobody to help. I certainly will never use this hotel again.

Hotel is well appointed with good quality materials and furnishings, located out of town but only 10 minute walk from the bus stop that gets you to the Vatican City in approx 20 minutes. Unfortunately the staff are generally not welcoming or attentive (apart from the young lady in the restaurant at lunchtime on the 4th September). After our arrival we were informed that our room was not ready (no problem as we were early). My partner and I had to use the bathroom adjacent the restaurant, the ladies, gents and disabled were all disgusting, we immediately informed reception. Their response was nonchalant at best. As the bar inside the hotel is never staffed we had to use the pool bar (which can only be accessed if you upgrade which I had done) again no staff and used coffee cups over the bar area. Luckily for us the pool attendant served us with two soft drinks. On the evening of the 5 September we used the restaurant in the hotel, as their was a corporate party at the hotel we were ushered outside. The service was poor having to collect our own cutlery for the second course, the table next to us also had an issue with their service. The following morning we went to breakfast at 07:45 finding that virtually everything had been used up. Most tables had not been cleaned after use, not even cups, glasses, etc. When the orange was eventually refilled we had to use plastic cups as no clean glasses. Room, phone not working, AC not working properly, hotel iron not working, etc, etc...

Overall feeling of neglect. Had to cart our heavy suitcases up 2 flights of stairs to access reception. Furniture worn, and badly stained seating in restaurant. Self service breakfast dreadful, consisted of dried eggs, 2 sweet cereals, bread curled up, fatty bacon or sausage. No muesli, nuts, fruit, yogurt, or tomatoes. No decaf coffee and milk brown, possibly made up from evaporated - bought our own fruit and cereal to take in. Although sold as hotel with tennis courts, the courts were not available most of the time as we were told the tennis was run by a separate entity and their club members had priority. Even when courts were empty we were not allowed to use them on 2 occasions. No leaflets or info re Rome, tours or sightseeing in hotel. Check in staff and cleaners helpful. Room tatty but cleaning good. probably had recent new bathroom.

The staff were chilly, compared to all the other hotels we have stayed at in Italy. I suffered an injury and they were unable to come up with any ice at all to reduce the swelling. The internet was lousy. The bathroom flooded every time we showered. I wouldn't go back.

Really good buffet breakfast. Hotel has excellent tennis courts. (clay) Walking distance to a bus stop which can take you right into Rome for just E1.50. Overall good hotel. However a standard room does not have tea and coffee facilities. I found this rather odd and when I challenged this at reception his reaction was well a standard room doesn't have them and we are full so hard luck! Not impressed. Went to local supermarket and bought a small kettle :). Staff on reception not very friendly at all. The only member of staff who really spoke was the chamber made over our 5 days of holiday. Customer Service - they have a lot to learn. However we will probably return as the hotel is fairly good value for money and we now know the area.

It's alright, clean and hits the standard. I was not thrilled with the location or that the amenities are seasonal. The pool was not open or the Gym or the bar. The restaurant down in the hotel basement does not open until about 7:30PM. The food is good but pricey which was reasonable. Again, excellent staff. The biggest issues was the location is not ideal (that's my fault for not paying more attention to the map) so you will need to take the bus or taxi, bus is really easy and a short walk to the hotel. You must buy your ticket at the tabbachi store first! The walls are super thin so you hear everything in the 100 plus room hotel. The shower head was great but the stand up shower itself was maybe 2 square foot. The TV in the room was basically the size of my laptop computer; not suppose to watch TV on vacation I know but it was actually laughable when we walked into the room. It was a decent hotel and maybe for a large group in the peak season it would be more fun to hang around the hotel pool or bar. For just two people I will be looking at something closer to the city.

Great facilities in a lovely hotel. Lots of attention to details in the common areas and really good services. The tennis courts, fitness and pool areas are brilliant. Booking a tennis court was easy and they were in great condition.

Out of town location which we liked and on an easy to follow bus links into town. Great value on the bus so don't get a taxi but use one of the easy to follow apps on your smart phone. We managed to easily get to and from the City and saw all the sights we wanted to see. The hotel has clay tennis courts which we loved and it was easy to book them. Only disappointment was the hotel restaurant. We booked a meal on the first night and were denied access by a very bolshy waitress who had no idea how to manage the hotel's guests. The hotels loss was our gain over meals as we discovered local restaurants in walking distance which were very good and where we dinned out every night.

dreadful - not only was the pool closed but there were no sunloungers - nothing to sit on outside other than hard chairs at tables in the courtyard. The barman refused to let me have a glass in my room - instead offering a plastic cup! This hotel is more a two star hotel
