Amazing stay as always. Very friendly staff inspite if the fact they were under alot of pressure due to the storm

Everything good except that the housekeeping still went in our even though we hang the sign not to clean the room. And im fine them cleaning the room and changed fhe sheets, its just that they throw out our food and we ended up not having dinner but when i inform the staff they are very nice to give us chicken burgers. But they left the garbage on the night stand. But other wise its good

One night stay, spacious room, clean and tidy, amenities good

The hotel over all was okay, the food is rally not up to standard by any means and a member of staff said to me he recommends guests to eat in town . Staff feel the hotel has gone down hill a LOT since changing hands recently which makes them very sad and not an enjoyable place to work because of this. The hotel/ spar didn’t state that the spa facility would not be available during the weekend that I stayed there which was one of the main reasons I booked the hotel in the first instance for a mini break, which I very rarely get the chance to do as I have 2 children who are autistic. The pool was lovely as were the steam room and sauna so totally recommend people wishing to be become members to use these. I feel the staff at reception were on the whole Very helpful once I was there, however communication over the phone was very poor. The room was lovely and very clean and enjoyable to stay in .

A nice and dogs friendly hotel with restaurant, bistro and bar. A spa next to hotel. 10 min to a beach and 20 min to city centre by buses. A quiet residential area with a few local shops in walking distance.

Jonathan at reception was the friendly face that greeted me. I was pretty stressed as just found a crack in my windscreen from a stone chip earlier that day. He totally put me at ease, asking about my dog, giving the information I needed for the windscreen company to find my location and he offered to assist in carrying my bags. The room was spotless, very comfy bed and lovely bath with shower over. I slept really well and so did my dog. Again next more the reception staff were lovely and friendly, a gentleman from India. Parking was fine too. Thank you and I look forward to staying again next time I'm passing through that way.

This was our third time staying at Kings Manor and we love it. The location is great as you are out of town but the bus stop is right in front of the hotel. We love that we can park the car and then not use it again the whole time we are there. The bus system in Edinburgh works really well! The rooms are comfortable and clean, and the staff is always very friendly and helpful. We also love the pool area. The hotel needs a little updating but it doesn't affect the stay there at all. Our only little complaint this time is that the breakfast wasn't as fresh or as good as usual and it seemed there wasn't enough staff on to cook the food fresh. It had been sitting there a while when we ate it. Also, we used to get fresh coffee or tea at the table, but now it's from a machine which isn't as good. The water is never hot enough. But the staff there were super friendly and were always ready to get anything needed. We really love staying here and will definitely be back again!

My first floor room was modern, had a good sized tv and cupboard space. The bathroom was spacious, nicely tiled throughout and had a decent sized corner shower. The toilet flush operated by two buttons and failed to work often, the cistern appeared to be leaking into the bowl which hampered the refilling. the hotel's communal areas are rather dated with creaking floorboards in corridors. All the staff I met on reception and housekeeping were polite and welcoming. Tea and coffee making facilities were available in the room and top ups could be acquired at reception. The hotel is in an outer suburb of Edinburgh but on a bus route and close to a train station. Very reasonably priced for the area.

Staff very friendly and helpful.

The areas is convince, it's near to the train station. The facilities is complete sets however not too modern and the room are not soundproof especially we cann hear all thw footsteps from infront of the rooms or upstairs. The room are quite small and not too spacious

Well located for Edinburgh- free parking excellent. Leisure facilities a bonus. Breakfast was ample. Hotel a bit tired and not really a place to spend your evening.

Staff very helpful and friendly and made every effort to change my room to one with walk in shower due to small fracture in my back. Restaurant good menu choice. Breakfast selection very good, except bacon which became hard while keeping warm. Orange/apple juice machine produced weak odd tasting drink! Coffee selection very good. Will definitely stay again when visiting brother in Edinburgh.

It was greaf to have free onsite parking and the look of the hotel is very pretty

The water had no pressure in the bathroom.

Great hotel. Really nice and friendly staff. Short train (8min) or bus (30min) ride into the city. Nice pool area with water at 29oC which feels a little chilly when you get in but is for for some decent exercise. Been twice, would go again.

Clean property, good parking onsite, and a train station nearby which can easily take you into the heart of Edinburgh. The food at the restaurant is pricier than expected but other than that there were no flaws.

Excellent helpful staff

Room was spacious, staff friendly and free use of gym / pool was nice to have. Only criticism is the breakfast seemed quite expensive (£14 per person) for the quality.
