We stayed for our anniversary and we didnt actually realise until bed time that wed actually been upgraded to a queen size bed, which was absolutely blissful! So thank you for this. We spent half our holiday in bed. Cannot fault the cleanliness or room. Spotless. Had all the facilities we needed: kettle, tea etc, ironing board, luggage rack, hairdryer, towels. I did ring down to reception to ask for room service but other than for towels etc, they dont do this. I wanted to order some drinks but they dont do any food or drink room service or any service, other than purchasing pop or hot drinks at reception. If they had food and drink this would definitely be a fantastic 5 star review. Maybe look in to this? Even if its just sandwiches and crisps? The room was perfect. I did have trouble falling asleep though. We were room 304 and theres no view other than a uni builiding or something behind which has massive generators whirling all night. Even with window closed and curtains shut it was so noisy, but I got used to it after the first night. The queen bed definitely helped as I was too comfy to complain. If you have children or a light sleeper this side of the building isnt good for noise. I was extra cold the 2nd night and asked at reception for a blanket, 5 minutes later they brought a queen size blanket up which was soooo comfy and warm. Heating is controllable in the room. Nice and toasty. Great shower. Bed is in a great position for the TV. Breakfast fab!!

Lovely stay, staff were very accommodating and friendly. Rooms could do with a little refurb but can’t really complain given the price we paid to be in Edinburgh so was really good value for money. Breakfast was spot on too.

Room was very pretty and clean. I had a great view of Arthur's Seat from my room. Be advised that there is no lift and you may have to carry your bags up several flights of stairs.

It wasn’t OK stay. It’s central, and the Room had everything I need. Not giving this five stars, because the cleanliness could’ve been a little bit better. There was a hair on my shower wall and some places where the facilities were clearly weathered. Skip breakfast IMO.

It was close to the Royal Mile and Old town. Walkable to the train station. Wonderful staff. Rooms small but decent bed and big fluffy towels.

We were here during the " festivals" so it was expensive like all establishments. Really nice staff, 24 desk help, clean ( small) rooms.

We were in Edinburgh for the Festival Fringe, so our accommodation was only for sleeping, and it filled the bill perfectly. The hotel has a great situation for the most popular venues, while still being in a quiet area. The rooms were clean and the toiletries that were provided were good quality. The room was small with a large double bed up against the wall, which meant one person climbing in and out, and you had to climb over the bed to reach the window. All this was shown in the advertising so there was no duplicity involved. The bed was clean and very comfortable. The breakfast was excellent and the staff friendly and helpful. Reception was bright and cheerful. Be aware there is no lift and 4 floors. We would stay here again, but maybe not on the 3rd floor.

Room was small but well-appointed and cozy. Reception staff was excellent. Really helpful with transportation advice. Went above and beyond to accommodate our need to stay extra time in our room when one of us got sick and couldn’t get out of bed for the day.

Room was really nice, but the fan on the bathroom was really noisy! No air conditioning in the room, so pretty hot in the room.

The staff was helpful. The breakfast was very good. This is more of a University property. Our window opened to a delivery area so was kind of noisy early in the morning. Our room was also Very small. And do note there is No elevator. We missed that and had to walk up multiple stairs with luggage.

Super friendly and helpful staff, comfy beds and good sized bathrooms. Good breakfast options. Nice and close to city centre with multiple transport options nearby. Would definitely recommend and stay again.
