The property is very spacious compared with the regular hotel. To reach the transportations such as train stations and bus stops takes about 10 minutes walk.If you know how to reach your desired destinations by bus, this place is very convenient.The location is in the residential area, so there are no sightseeing places to walk around. There are  two 24hrs convenience stores within 10minutes walking distance. The cooking tools or cutlery are minimal , so you can not expect to cook a lot of meals. The laundry machine and conditioning are available on the unit and that was a plus for long staying.We enjoy free coffee at the lobby every day.

Best part was the staff members, all four encountered were very helpful and friendly and spoke various languages, which made things much easier. Great room accommodations and plenty of room for clothes to hang. Appreciated the coffee machine in the lobby and the complimentary waters. Love the “no shoes” policy, really kept the room clean. Only two downsides. One being a foldout couch for the third bed, which is technically a bed, but very uncomfortable due to being uneven when unfolded, essentially creating a hard spine that jutted into the back when slept on. The second is the awkward shelving/cabinetry design and layout, which was not easy to open or close. Hiding the mini-fridge behind a hard-to-use cabinet door was not a good choice. The decor/interior design was clean and sleek, but it came at the expense of functionality. As some reviewers have noted, the location will require some walking (~10 mins) to get to any of the nearest bus stops. One last note for travelers walking and checking into the hotel. When using Google Maps to reach the hotel, for some reason Google will send you to the BACK of the hotel (with no way to enter because it’s a different alleyway that’s a dead end) instead of the front entrance, so beware when walking with lots of luggage that you may end up taking unnecessary steps. Also be careful of the double glass entry doors, which are so clean and transparent that one could easily walk into them and hurt themselves (witnessed in person)

The air-con had a knocking sound after a while of using the bathroom. I found out to stop it I had to swich off the bathroom fan. My sleep was delayed and we were so tired. The staffs was helpful but management refused to discount my stay of 5 nights. There was no onsite onsen and no tea bags. Bonus was the washing machine in the room. It was quite a walk from the nearest train station. Will not recommend to others. Not value for money compared to other hotels in other parts of Japan.

The room was extremely dark, with limited lighting. Although there is a kitchen area for cooking, there were no plates or bowls. The coffee machine in the lobby did not work half the time I was there. The hotel is also not located in a convenient area. Overall my stay was average.

This property was very nice. Had a real Japanese flair to it. Was very surprised to find a washing machine in the tub area. We were able to wash our traveling clothes the only thing is the drying part of the machine did not get the clothes completely dry, but they were only slightly damp when packing. Closeness to Kyoto station was good as it was just a 5 minute taxi ride.

Rooms were quite spacious considering the price, however a minimum of 10 min walk to subway and 20 min to Kyoto station. Front desk is very limited in hours of operation and service, they would not send luggage onwards and directed us to the convenience store across the street..

Amazing hotel with spacious rooms, washing machines and friendly staff. The ONLY downside is the location of the hotel. It's about 25 minutes away from all of the major Kyoto attractions.
