Hard to locate even with address. Spent one hour circling around looking for the Air b&b. Equipments and furniture are old not very clean. Way overpriced. Nearby hotels looking more reasonable.

Booked this place through booking.com.
The house is nice but there is a big problem with the management.
Although the booking confirmation mail said someone would be there to welcome us, nobody showed up. We spent two and a half hours outside the house with luggage, trying to call the number listed, no-one answered. The only contact we had was with employees who didn't know much about the house. We eventually managed to get in.
There was NO WIFI, unlike what was advertised (not a problem with connection, no actual router in the house).
Mistakes happen, but the main problem is communication as obviously it has been outsourced to some external company. As a consequence, my complaint email didn't get any reply and I can't reach the owner.
It is a shame because the house is cute but since there are so many accomodation options in Kyoto, I would recommend you avoid this one.

I booked through Airbnb and communication was great with the owner. The location was amazing and we loved the tub in the backyard.

Stayed here for 2 nights.
It takes time for the bath water to fill up.
The room was large enough to accommodate 5 adults.
There are no insects or odors.

The house was very calm and I had a relaxing time. I was able to relax and soak in the large bathtub to relieve my fatigue. It was fully equipped with tableware, knives, cutting boards, and frying pans, but the coffee maker was out of order. Perhaps because of this, the coffee only came out little by little, and I had to press the button many times to get coffee.
The location was deep and the entrance was difficult to find.
