Pros : big property, good location, big pool, affordable Cons: service - always dealt with different staff with no consistency, we were out of water in the entire villa for more than 15 hours. They only came on site to help after we waited and were exhausted. You have to pay extra for electricity which adds up very quickly as they only allocate 100 kw per day. Also doesnt include cleaning we ran out of good towels and toilet paper by the second day. All in all it was a good location with lots of room and a great pool. However if you don't want poor service, extra charges at the end of your stay and run out of clean towels and toilet paper, do not stay here. The villa was also under construction and completed. There were areas we could not access and the pictures are a little misleading.

The swimming pool was huge! Lots of space for everyone in the family. The children room had all kinds of toys. For the adults' pingpong table and billiards, big TV where I watched my Netflix shows! The company arranged a chef for us to have Thai dinner in the villa, the food was delicious. Couldn't have had a better time here...

Plus- nice pool and plenty of space for 10. Well equipped kitchen. Nice pool. Minus - 1) additional charges for electricity can add another 100-200 usd to the total bill for 3 days even if one turns off the aircon and lights when out of the house most of the time. The "free" 100kw per day is a joke. It will be way better for property to state up front the expected amount to be paid for electricity per day. 2) there is no unlimited Netflix or maid on site as stated on their website. This is clearly untrue. Different websites provide different information about this property. TripAdvisor states 7 bathrooms while there were only 5. Very misleading for potential customers 3) our 3-day stay was marred by two mal-functioning bathrooms - weak water pressure, no hot water and toilet flush not working well. One of the bathrooms had 2 out of 3 bulbs blown so it was very dim. 4) property is not 10 min walk but 10 min drive away from the beach. As it is located in an obscure road, one must hire driver if staying there. I would not recommend staying here until proper maintenance is done and one must ask about electricity charges clearly before renting this place.

Outside was dirty, place was under construction. We were out of water for 15 hours. Electricity is not fully included. Service was non existent. Also the management team tried to rip us for a tour we took. They wanted to charge 2500 for the Phi Phi island tour where as I found online for 1000. Would give 0 stars if possible. Never would stay again.
