Avoca House Hotel

This is a small accommodation but it is very appropriate. It is located near of the underground and the neighborhood is beautiful. It is not fancy but it is right what you need if you are traveling to enjoy many places around London.

Gedateerd hotel maar het personeel is zeer vriendelijk en behulpzaam. Het is makkelijk te bereiken met de metro dus goed te combineren met een weekendje shoppen.

The environment near the hotel is quiet and the staff have good service attitude. The hotel is a bit old.

This is a basic, but comfortable hotel, in a very nice area of London. Very convenient for travel in to the city. Our room and furniture was a little dated, but clean. A special thank you to the staff (Rohan and Ann) who gave us such a warm welcome and couldn't do enough for us. Rohan even changed our room to ground floor when he could see we might struggle with the stairs. Breakfast is simple (cereal and toast) but sufficient. Would definitely stay here again.

My friend and i stayed at avoca hotel for 3 nights. Upon arrival, we noticed straight away how run down and untidy the entrance hall was. The 2 flights of stairs were unlit as there were no bulbs in the old light fittings i haad to use my phone torch to see where we were going. The room on the top floor smelled damp and was freezing. We went straight to bed as it was late. When we opened the curtains the next morning, we discovered that the single glazed window was stuck open and couldn't be shut. There were wires coming from the tv that were hanging loosely and hidden behind the radiator. The towels were so old that they were frayed and threadbare. The bed bases were uncovered and full of dirty stains. We didnt, or darent check the mattresses or pillows! This was definitely the worst hotel that we had ever stayed in and should be gutted and renovated. It is not fit for purpose and is definitely a health and safety hazard. We would both like some sort of compensation from the £405 that we paid please. The only good thing about the hotel was Rohan, who runs it as he was apologetic about our situation. This hotel should be condemned. I have photos for proof of the state of it also.

Before each trip to London, I do extensive research. For this trip, I wanted: inexpensive no-frills hotel, strong ratings, close to Tube station. I found all that at Avoca House Hotel. In addition: Safe, quiet neighborhood a short walk from Swiss Cottage Tube. Clean, comfortable, quiet room with comfy bed, free wi-fi and adequate private en suite bathroom and shower. The free breakfast of cereal and toast was a bonus. Hosts Rohan and Ann were very friendly and helpful. I did not plan to spend any daytime hours in my room, so this was the perfect starting and ending point for my daily London adventures. Pictures online accurately represent the hotel, so no surprises or disappointment as it is as advertised. Two pieces of advice: book direct with the hotel for the best price. Second, avoid the Swiss Cottage Tube between about 7:30am and 9:30am as trains there are beyond crowded. Don't plan to bring your bags on en route to or from Heathrow during those hours...leave early or late. I would recommend the hotel and would stay there again. Thank you, Rohan and Ann! This was a very very basic hotel and definitely not worth the money. Breakfast consisted of toast and cereal which i do not consider a continental breakfast. The good points are it was clean and the staff were nice.

Very good and the personal was really kind!

Both the hotel and the surrounding area was quiet and felt safe. Staff was kind and very helpful. I consider staying there again when I go back to London and would recommend the Hotel to friends and family.

Oude vergane glorie. Smoezelig, kapotte gordijnen, schmutzige vloer. Karig ontbijt, Nescafe, toast en jam. Kamer wordt tussendoor niet schoongemaakt, prullenbak wordt niet geleegd. Staf is aardig, roeit met de riemen die ze hebben.

Die Menschen, welche sich um das Hotel kümmern sind sehr liebenswert. Soweit die Möglichkeit besteht zu helfen, wird das getan.Hab mich sicher und geborgen gefühlt.Wir hatten ein großes Familienzimmer, obwohl wir eigentlich ein Zweibettzimmerzimmer gebucht hatten.Das war toll. Reisten als Tochter und Mutter.

Het hotel heeft duidelijk achterstallig onderhoud en het meubilair is verouderd en aan vervanging toe, matrassen zij echter goed en voor de prijs die we betaalde klagen we zeker niet. Het was schoon en het personeel was heel vriendelijk! En het was inclusief een simpel ontbijt (toast and cornflakes). We mochten eerder inchecken en later uitchecken, omdat de kamer verder niet in gebruik was. We boekten een 3 persoons kamer en kregen een 5 persoons kamer,, dus we hadden heel veel ruimte. De buurt is super rustig met eetgelegenheden op wandelafstand en metro station om de hoek. Je krijgt hier absoluut waar voor je geld, dus klaag niet over de staat van het hotel, voor deze prijs krijg je nergens in London deze ruimte en rust met ontbijt!

Only four underground stations from Oxford Circus and near to all the sightseeings. It's an old building and simple furniture but run by a very friendly staff. The beds were comfortable, the nights were quiet. There is a fridge and a microwave. I loved the corner with the books in the breakfast area. Breakfast is simple but good.

Threadbare and old property. Take your shower/bath early. Water pressure is low and hot water is limited. Staff is pleasant and helpful with fresh towels. I doubt if they would be in business if anywhere else but London where lodging is limited

Für einen kurzen Aufenthalt bei niedrigem Budget perfekt. Alles sehr einfach und teilweise renovierungsbedürftig. Aber freundliche Mitarbeiter, saubere Zimmer.. Das Frühstück ist einfach aber ausreichend. Wir haben uns wohlgefühlt.

Die Hotelangestellten waren sehr freundlich und hilfsbereit. Sehr nette Leute. Hier gibt es nichts auszusetzen. Das Zimmer war sehr geräumig. Wir hatten ein Dreibettzimmer, und dieses war sehr groß. Dennoch waren die Matratzen sehr durchgelegen. Mein Sohn, 12 Jahre, und auch wir anderen konnten jede Feder spüren. Die Bettwäsche und die Handtücher waren sehr zerschlissen und teilweise kaputt. Die Zimmerdecke wies einige Risse und abblätternde Tapete auf. Die Gardinen ließen sich schwer auftun, weil die Gardinenschiene sehr alt erschien. Es roch muffig und wir waren froh, wenn wir lüften konnten. Wir hatten ein großes zweiflügliges Fenster, welches man öffnen konnte. Davor befand sich wie eine Art Vorsprung, der aber kein Balkon war. Dieser hatte kein Geländer. Wir wollten aber nachts das Fenster nicht offen lassen, weil wir Angst hatten, das jemand einsteigen könnte. Das Bad hatte eine Badewanne. Der Duschkopf, die Wanne, das Handbecken waren alle verkalkt und nicht wirklich sauber. Fürs übernachten war es okay. Das interkontinentale Frühstück erwies sich als helles und Vollkorn Toast mit salziger Butter, wahlweise zwei Sorten Marmelade und Cornflakes. Zu trinken gab es Tee, Kaffee, Wasser oder Orangensaft.
