Nothing very grand, but perfectly comfortable, and very good value.

Friendly helpfull staff

The room was clean, but the shared shower and toilet facilities were very small and there was no wash hand basin in the toilet! Unfortunately there was a lingering smell of cooking, even on the second floor where our room was located. Considering the price it wasn’t too bad as a bed for the night, but I won’t be coming back

Worse hotel I’ve ever stayed in. Covered in bites from most definitely was bed bugs..Room was road side all you could hear was cars passing all night widows were closed made no difference ..Do not stay at this hotel!!!

By far my worst stay ever and ive travelled for work for years. It seemed more like a hostel rather than a bed & breakfast. The carpet looked dirty. I had a breakout of spots on my body by the 2nd day. I had a spider crawling all over tge bed & my clothes as I trued to get dressed. I stayed 4 nights & the bins were not emptied at all.

The showers are realy mouldy and black tiles. The doors are allreally creaky and noisy. Not a good nights sleep im afraid. Cheap but not cheerful

This place is a basic guest house, no breakfast offered, choice of on suite or shared bathrooms, the rooms are small with tea and coffee stuff even a microwave, but no shower/ shampoo offered in the rooms. Yes it has free parking next to the property, yes it is 5 minutes from Ipswich train station, yes it is 20 minutes to the town centre, but would I stay there again no.

Great value and an ok area to stay with a park and the train station nearby, plenty of room to park the car

Convenient place to stay but my room was extremely hot it was around 27 deg and there was no fan. Other guests did not flush the toilet in the communal bathroom despite notices to do so..otherwise all good..

All you need if looking for something clean, basic, quiet and set in a lovely area. Very friendly staff, easy check in and check out, next door to train station and local buses. Would recommend for short stay over.

A comfortable room at very reasonable rate.

Cheap and cheerful. Very convenient for train station. Free parking off road. Can't complain given the bargain price I paid. I arrived late and left early. Friendly staff at check in.

Nice old building converted into a guest house. Decore shows its age but it is clean and very close to the station and other amenities.

Very happy with the overnight stay. Very good value for a Saturday night in central location. Good pre-stay communication and ready to welcome me upon arrive. Room fine, clean and everything worked. Would happy to stay again for any event in Ipswich.

Good stay for what the price is hosts are lovely and friendly few issues with the sink in the room as took a day for thw water to empty in the aink but overall very pleasent
